Already living in Japan, or planning a move? Start with your daily needs: access, space, work, family and a budget that works for you.

Questions to start with

  • Which area fits my everyday needs?
  • What can I buy within my total budget?
  • What needs checking before I decide?

How it might go example, not a real client

  1. Clarify your priorities, questions and budget.
  2. Compare areas and view suitable properties.
  3. Review the checks and costs before making an offer.

Clarity before commitment

Your decision.The full picture.

A good decision needs more than a beautiful photograph. Clarify the roles, costs and property checks before making a commitment.

Who does what.

Your priorities come first. Confirm the support available, the named licensed broker and who handles registration, tax and legal advice before a transaction.

Fees agreed in writing.

Sending a question costs nothing and does not start paid work. Any service scope, responsibilities and fees must be agreed in writing before work begins.

Checks for the actual property.

Price evidence, hazards, title, road access and building condition need checking for each property. A listing or an area average is only a starting point.

Then every year: fixed asset & city planning tax

    —

    How this estimate works

Illustrative model, not a tax assessment. Land/building price shares: house 50/50, condo 20/80; assessed values: 70% of land and 50% of building price. Uses standard brokerage, reduced land-registration and acquisition rates, and qualifying residential-land relief for annual taxes; no mortgage. Actual assessments, use, area limits, relief eligibility, local taxes and low-price brokerage exceptions can change the result. Okinawa Home & Land fees are excluded. Confirm a property-specific cost statement before committing.

Okinawa Home & Land support fees are not included in this estimate. Any paid scope and fee are agreed separately.

A clearer budget. A more confident next step.

    Why we do this

A home is a personal decision. Your reasons for buying, your budget and the way you want to use it are yours. Our role is to help make the unfamiliar parts clearer: the local information, the documents, the costs and the checks. So you can compare your options, ask informed questions and decide at your own pace.

Okinawa Home & Land — support for understanding your options when buying a home or land in Okinawa. Your priorities. Your pace.

    Field notes

Things the listing won't tell you.

Practical questions to bring to the right professional before choosing a property in Okinawa.

    Noho Island — Kugel / CC BY-SA 4.0

    Construction

    Concrete, for a reason.

For concrete homes, ask about roof waterproofing, repair history, exposed reinforcement and cracking. A qualified inspection helps establish the condition of the actual building.

    Regulation

    Check the actual parcel.

Some land is subject to designated-zone rules and additional procedures. Check the current official map and requirements for the exact parcel before making an offer.

    Maintenance

    The sea air never stops.

Salt eats air-conditioner units, steel railings, window frames and cars. Near the shore, budget for more maintenance — and ask when the outdoor units were last replaced.

    Noise

    Listen to the sky.

Aircraft noise can differ by street and time of day. Compare official noise information with visits at different times, including the hours that matter to you.

    Zoning

Not every plot can be rebuilt.

A house on a lane narrower than 4 m, or with under 2 m of road frontage, may not be rebuildable. Farmland needs permission to buy, and some areas restrict building altogether. Cheap usually has a reason.

    Inspection

    Termites work all year.

In a subtropical climate, subterranean termites never take the winter off. Any wood — floors, frames, built-ins — needs an inspection and a treatment history.

A sign on a coral cliff warning of poisonous habu snakes

    Practical

    Yes, the snakes are real.

Overgrown plots and old stone walls are habu habitat. Not a reason to walk away — a reason to clear the land before you build, and to know who to call.

    Investment

    “Foreign houses.”

Older concrete homes can offer generous space, but age and condition matter. Ask a professional about the structure and materials, and include repair costs when testing rental assumptions.

    Questions

    Asked a lot. Answered plainly.

A starting point for your research. Property rules and procedures depend on the transaction; confirm current requirements with the appropriate professional.

Foreign nationals can generally buy property in Japan. Check the title, permitted use and current reporting requirements for the actual property. Ownership does not provide immigration status.

Property ownership does not itself grant permission to live in Japan. If you plan to move, check the appropriate residence status separately with an immigration professional.

Financing needs to be checked for your circumstances and the property. We can discuss what to ask a lender; a loan is not guaranteed.

Discuss which steps can be handled remotely for your circumstances. Viewings, identity checks, documents, payment and any tax or reporting obligations need confirmation with the broker and relevant professionals before you proceed.

Use the estimator as a starting point for brokerage, taxes and registration. Actual costs depend on the property, assessed values and relief eligibility. Confirm a property-specific statement, including any support fees and financing costs, before committing.

Check the permitted use before relying on rental income. Long-term letting, short stays, building rules, local restrictions, licensing and management arrangements can affect whether a rental plan works for the property.

This enquiry begins with the buyer’s priorities. It is free to send and does not start a purchase or paid engagement. Before proceeding, confirm the operator, broker, professional responsibilities, any referral arrangements and the scope and fee in writing.
